This Listing Policy governs the submission, publication, maintenance, and removal of property listings and related content on PropertyAdda.info (the official domain name of the platform, referred to as the "Service"). It is designed to maintain the integrity, accuracy, safety, and trustworthiness of the marketplace. All users, including property owners, brokers, agents, work‑from‑home listers, advertisers, and third‑party partners, must comply with this Policy when creating or managing listings. Violation of this policy may result in immediate removal of listings, suspension or termination of accounts, monetary penalties where applicable, and legal action.


1. Core Principles

All listings must be honest, accurate, verifiable, and lawful. PropertyAdda prioritizes user safety and platform integrity: we will actively prevent fraud, misrepresentation, deceptive marketing, illegal activity, and any conduct that harms buyers, sellers, or the platform’s reputation.


2. Eligibility and Authorization

Only authorized parties may publish or manage a listing. An authorized party is the property owner, an authorized agent/broker with written authorization, or an approved Work‑from‑Home Lister acting under a signed agreement. Users must be 18 or older and meet any identity verification requirements set by PropertyAdda.


3. Mandatory Verification and Documentation

Before certain listings are published (and at any time thereafter), PropertyAdda may require one or more of the following documents, depending on listing type and value:

  • Clear government-issued photo ID (owner or authorized agent).

  • Proof of ownership (sale deed, title, tax receipt) or signed authorization from the property owner if listed by an agent or third party.

  • Recent utility bill or municipal document showing property address.

  • For rental listings: valid tenancy documents where applicable and contact details of the owner/manager.

  • For high-value or commercial transactions: additional corporate documents, GST/VAT registration, or proof of authority.

Documents provided must be unaltered, legible, and in the requested format. PropertyAdda reserves the right to verify documents off-platform and to reject or remove listings where verification fails or documentation is insufficient.


4. Accuracy and Required Disclosures

Every listing must include accurate, up‑to‑date information about the property. Required disclosures include, where applicable:

  • Exact address (no fake or approximate addresses); city and neighborhood must be correct.

  • Ownership status (owner, co-owner, power of attorney holder, authorized agent).

  • Clear sale or rental price and currency, plus any applicable fees or maintenance charges.

  • Accurate property size (built-up area, carpet area, land area) with units specified.

  • Number of bedrooms, bathrooms, and other rooms/features.

  • Any known encumbrances, liens, legal disputes, or pending litigation involving the property.

  • Occupancy status (vacant, tenant-occupied, owner-occupied) and notice period if tenant-occupied.

  • Any material defects or damages (structural issues, water damage, pest infestation, zoning restrictions) that would reasonably affect a buyer’s decision.

Deliberate omission, concealment, or misstatement of material facts is prohibited and will be treated as fraud.


5. Photographs, Floor Plans, and Media

All media uploaded must be original and accurately represent the listed property. The following rules apply:

  • No stock photos, generically-sourced images, or AI-generated photos unless clearly marked as staged or illustrative and not used to deceive.

  • Images must be of the actual property (interior/exterior) and not digitally altered to misrepresent condition, space, or finishes.

  • Floor plans must be accurate and labeled with dimensions and scale.

  • Virtual tours and video walkthroughs must not be manipulated to hide defects; any staging must be disclosed in the description.

  • If a single image represents multiple units (e.g., model homes), this must be clearly disclosed.

PropertyAdda may use reverse image search, EXIF data checks, and other tools to validate media authenticity.


6. Prohibited Listings and Content

The following are strictly prohibited and will be removed without notice:

  • Fraudulent or fake listings, including listings for properties not under the poster’s control.

  • Listings for properties involved in active criminal activity, trafficking, or that facilitate illegal conduct.

  • Listings that infringe third‑party intellectual property rights.

  • Listings promoting discriminatory criteria for tenants or buyers inconsistent with applicable law.

  • Listings that advertise the sale of property with undisclosed liens, knock-down-and-sell schemes, or misleading financing terms.

  • Pornographic, hateful, violent, or otherwise illegal content in listing descriptions, titles, or media.

  • Listings that attempt to bypass platform rules by directing users off-platform for primary transaction details.


7. Pricing, Promotions, and Financial Claims

  • All price claims must be accurate. “Starting from” pricing must clearly state what is included and excluded.

  • Financing, loan approval claims, or guaranteed returns must not be presented unless verified and supported by a licensed financial provider listed through our loans section.

  • Any promotional claims (discounts, limited-time offers) must be genuine and available as described.


8. Work‑from‑Home Lister Obligations

Work‑from‑Home Listers must operate under a signed agreement and comply with stricter verification and quality metrics. Their responsibilities include maintaining documentation, following the platform’s content standards, securing client consent for listing, protecting personal data, and using only platform-approved workflows and templates. Repeated failures or fraudulent conduct will result in immediate deactivation and potential legal referral.


9. Automated Listings, Scraping, and Data Integrity

Automated posting or scraping of listings from other platforms is prohibited unless expressly authorized in writing by PropertyAdda. APIs or bulk-upload tools provided by PropertyAdda must be used according to their terms. Tampering with listing metadata, artificially inflating views or leads, or manipulating metrics is strictly forbidden.


10. Moderation, Monitoring, and Enforcement

PropertyAdda.info maintains both automated and manual moderation. Listings are subject to pre-publication review for high-risk categories and random audits for others. If a listing is flagged by users or detected by automated systems for potential violations, PropertyAdda may:

  • Temporarily remove or unpublish the listing pending review;

  • Require additional verification or documentation from the poster;

  • Issue warnings, fines, or monetary penalties where applicable under platform rules;

  • Suspend or permanently ban accounts for severe or repeated violations;

  • Share information with law enforcement or regulators where required by law.


11. Penalties and Remedies

Penalties for policy violations include, at PropertyAdda’s discretion: immediate removal of the listing, suspension or termination of accounts, forfeiture of subscription fees for the affected listing period, monetary fines for fraudulent activity, referral to law enforcement, and claims for damages. For repeat offenders, PropertyAdda may publish a notice of violation to protect users and deter misconduct.


12. Appeals and Reinstatement

Users may appeal removal or sanctions by submitting a formal request through the platform’s designated appeals channel along with supporting evidence. Appeals will be reviewed by a senior compliance team. Reinstatement may require corrected listings, completed verifications, and potentially a probationary monitoring period.


13. Recordkeeping and Audit Trail

PropertyAdda keeps records of listing submissions, edits, communications, verification documents, IP and device logs, and moderation actions for a retention period consistent with legal and operational requirements. These records support dispute resolution, fraud investigations, and compliance audits.


14. Cooperation with Authorities

PropertyAdda will cooperate with law enforcement, regulators, and courts in investigations. We may disclose user information, listing data, and documentation in response to lawful requests.


15. Changes to Listing Policy

PropertyAdda may update this Listing Policy at any time. Material changes will be posted on the Service and communicated to affected users where required. Continued use of the Service after such changes constitutes acceptance of the revised policy.


16. Contact and Reporting

To report suspicious listings, suspected fraud, or policy breaches, use the official contact and reporting options available on the PropertyAdda.info website. Urgent legal requests or evidence for criminal activity should be submitted through the platform’s designated channels.
